Landlord Fees

  • Standard Lettings Service 11% (+ VAT); 13.2% (inc VAT)
  • Fully Managed Service 17% (+ VAT); 20.4% (inc VAT)
  • Short Term Let 20% (+ VAT 24%) (inc VAT) for tenancies less than six months.
  • Fully Managed Short Term Let 25% (+ VAT); 30% (inc VAT) for tenancies less than six months.
  • Tenancy Admin fee for non-managed properties £240 (inc VAT) preparing documents inc offer letters, tenancy agreement, referencing and right-to-rent checks.
  • Pre-tenancy management for non-managed properties £60 (inc VAT) arranging of gas safety, inventory, deep clean.
  • Additional non-optional fees and charges: The costs of clean, EPC, gas safety and inventory are set by our trusted suppliers and will be directly charged to the Landlord, irrespective of level of service.
  • Sale of the Property to the Tenant 1.8% (inc VAT) of the asking price.
  • Submission of non-resident Landlord receipts to HMRC £240 (incl VAT) Annually. To remit and balance the financial return to HMRC.

Tenant Fees

Holding Deposit for AST tenancies – The equivalent to one weeks rent (this does not form part of the Deposit). When the tenancy proceeds these monies will be deducted from the total balance due before the commencement of the tenancy.

Holding Deposit – Non-AST tenancies – The equivalent to two weeks rent (this does not form part of the Deposit). When the tenancy proceeds these monies will be deducted from the total balance due before the commencement of the tenancy.

Deposit – Equivalent of five (5) weeks rent if the rent is less than £50,000 per annum, and the deposit will be equivalent to six (6) weeks rent if the rent is over £50,000 per annum.

Late Rent Payments – Interest shall be payable at 3% over Bank of England base rate if the full Rent is more than 14 calendar days late from the date the rent is due, until the date on which the full rent is paid.

Tenancy Agreement Fee for Non-AST Tenancies – £360 – Contract negotiation and arranging the tenancy.

Reference Fee for Non-AST tenancies – £40 per tenant.

Guarantor Reference Fee for Non-AST tenancies – £40 per guarantor.

Renewal for Non-AST tenancies – £360 for renewal negotiations and paperwork.

Inventory check-in cost – The charge made by the Inventory Company will vary depending on the size of the property and whether the property is furnished/unfurnished; as a guide, the charges range from £150 to £1000. The landlord will normally pay for the Check-Out.

Stamp Duty Land Tax – This tax is payable on tenancies where the rent for the term exceeds £125,000. Please contact HMRC directly for further information: https://www.gov.uk/stamp-duty-land-tax.
